Why Tangs & Takashimaya Thrive
— A Feng Shui Perspective Behind the CNA Findings

CNA recently analysed why Tangs and Takashimaya continue to perform strongly while many other department stores struggle or close. Their findings focused on property ownership, rental structures, and tenant strategy.
 

But as a Singaporean Feng Shui practitioner who has specialised in Landform Feng Shui for many years, I want to expand on a deeper environmental factor that has shaped Orchard Road’s retail destiny for decades.
 

Because retail performance is not just about business strategy — it is deeply tied to the landform and how it evolves over time.

1. Orchard Road was always a powerful Feng Shui belt — but terrain changes altered everything

​Many assume that being on Orchard Road guarantees success.
But in Feng Shui, even a top-tier location can lose its Qi advantage when the surrounding terrain shifts.
 

And this has happened repeatedly over the last 20 years.

Buildings like Cineleisure, SCAPE, OG Orchard/Taste Orchard were once strong.

But as new malls, new hotels, and new high-rise developments emerged:
 

  • Qi pathways shifted

  • Traffic flow changed

  • Visibility patterns altered

  • Wind and water flow directions were disrupted

Over time, these external changes caused the natural Qi that once supported these buildings to leak, disperse, or be blocked.
 

This is why their downfall wasn’t sudden —
it was a gradual weakening caused by terrain and landform transformation.

This is a natural cycle in Feng Shui:

When the surrounding environment changes, a building’s prosperity destiny also changes.

2. Cineleisure & SCAPE did not fail overnight — they were weakened by environmental shifts

Both Cineleisure and SCAPE were once energetic youth hotspots.
 

But consider what happened over the years:

​

  • New developments around Somerset redirected footfall

  • Stronger competitors with better Qi-collection capabilities emerged

  • Pathway and visibility lines were disrupted

  • The terrain rise/fall between Orchard–Somerset shifted the Qi flow

  • Entrances no longer sit in “receiving Qi” positions
    ​

Cineleisure experienced prolonged decline in vibrancy and occupancy, while SCAPE eventually underwent a major renovation and repositioning, recognising that the original configuration no longer worked within the evolved environment.
 

Whether such renovations can fully restore long-term vitality depends not only on design and programming, but on how well the renewed structure now aligns with the surrounding landform and movement patterns. In Feng Shui terms, time will tell whether the new configuration is able to reconnect with the prevailing Qi flow.

3. OG Orchard → Taste Orchard failed for the exact same reason

OG survived ~30 years. Taste Orchard came in with a full refresh.
But both struggled and eventually closed.

 

Why?
 

Because the surrounding buildings evolved:
 

  • Taller structures blocked airflow and visibility

  • The pedestrian flow shifted away

  • The frontage energy became weaker

  • The internal Qi of the lot no longer accumulated
     

This is classic landform decay — a textbook example that Feng Shui students often study.

A building can be renovated, redesigned, or rebranded.

But if the external Qi highways are disrupted, prosperity cannot be sustained long-term.

4. CNA’s findings match Feng Shui logic perfectly

CNA concluded that Tangs and Takashimaya succeed because of:
 

  • Property ownership

  • Strategic control

  • Prime retail flow

  • Curated experiences
     

But Feng Shui goes deeper:
 

These two buildings also sit on land that has remained stable, continues to collect Qi, and retains its natural prosperity flow even as other terrains shift.
 

Their surroundings evolved in a way that strengthened — not weakened — their Qi.

This is why even in a modern retail crisis, they remain resilient.

5. Lucky Plaza vs Far East Plaza — same age, opposite destiny

Both are old buildings.
Both have similar demographics.
Both face the same market pressures.

But Lucky Plaza continues to thrive while Far East Plaza declines.
 

Why?
 

Because the surrounding landform and building network changed differently over time:
 

  • Lucky Plaza still receives strong movement and Qi flow

  • Far East Plaza now sits in a pocket where energy disperses before entering
     

Just like Cineleisure and SCAPE, the terrain evolution determined their long-term fate.

Final Thought

Retail success is not just about:

​

  1. concept

  2. branding

  3. tenant mix

  4. rental

  5. renovations

​

These matter, but they sit on top of a deeper foundation:

Landform Feng Shui and how the environment evolves over time.
 

Buildings like Cineleisure, SCAPE, and Taste Orchard didn’t fail because they were “bad malls.”
They failed because their Qi pathways changed as newer buildings reshaped the terrain.

 

Meanwhile, Tangs and Takashimaya thrive because they sit on land that still:
 

✔ collects Qi
✔ anchors prosperity
✔ retains strong visibility and flow
✔ supports long-term business destiny

 

In Singapore’s highly competitive landscape:

Right landform → Resilient structure → Sustainable strategy → Long-term success.
